Responsibility for complying with safety legislation lies with the "Responsible Person" for the premises — typically the landlord, freeholder or managing agent. We provide the inspections and accredited documentation needed to support and evidence that compliance, but the legal duty itself remains with the Responsible Person.

Yes. Landlords are required to have a valid Electrical Installation Condition Report (EICR) for their rental properties, renewed at least every 5 years, or sooner if recommended by the inspecting engineer. A copy must be provided to tenants and to the local authority if requested.

If remedial work is required, this will be clearly noted in your report with a classification code indicating urgency. Landlords are generally required to address any urgent (C1 or C2) issues within 28 days, or sooner if specified by the engineer.

A Fire Risk Assessment identifies fire hazards, evaluates the people at risk, and reviews existing fire safety measures such as escape routes, detection systems, signage and extinguishers.
